House Rules


-There is NO smoking inside the property, this includes the patio as it is a shared space with other guests. (All rooms are non smoking and no candles are permitted). A $250.00 fee will be applied to your account if management determines that a guest has smoked in apartment or has burned candles.

Happiness By the Beach has a NO visitors policy, ONLY registered guest are allowed in premises. We do not allow additional visitors or guest to bring friends over during their stay.

- Do your best to respect both me and my neighbors by trying to observe a quiet time after 10pm. No parties or events, this is not a spring break facility.

- You agree to be personally liable for all charges incurred during your stay, including any damages resulting from your stay. You authorize such charges to be billed to your credit card. You will abide by all house rules of Happiness By the Beach and respect the rights of fellow guest. You understand that failure to do so may result in being asked to leave with no refund issued. You understand that there will be no refund for early departures. You understand that there is a lost key fee of $200.00. Check in is from 3:00pm to 8:00 pm, if you are arriving after 8pm you must make arrangements prior to arrival.

- We recommend obtaining travel insurance, to protect your trip from unforeseen contingency, including bad weather, illness or job-related delays. There shall be NO refunds of any kind due to shortened stays, delayed arrival or ruined expectations because of weather conditions or other unforeseen circumstances due to financial, health or family emergencies. We are in a tropical island so tropical storms, hurricanes and surges including wind and rain which can cause power interruptions/power outages, out of our control, Happiness By the Beach does not offer refunds nor do we assume liability for inconvenience associated with power outages, "Acts of God".

- Cleaning: Each property will be inspected and cleaned after your departure. The cleaning fee you have paid will cover this. You are required to leave the property in the same general condition that you received it by making sure, dishes are done and put away, garbage is removed and the home is generally picked up and ready to vacuumed, dusted and sanitized`. If additional cleaning is required, appropriate charges will be deducted from your security deposit at the rate of $25.00 per hour.

- BBQ: While cooking on the BBQ, be sure there is someone monitoring it at all times. Please be kind and clean the BBQ when you are finished.

- Do not hang wet towels or bathing suits /clothes, only in designated area, you may hang them in towel holders or hooks in your bathroom.

- No sitting in furniture with wet clothing.

- Pool Liability Waiver: guest renting acknowledges that there is no lifeguard on duty. As such, Guest is responsible for Guest safety and the safety of any of his guests. Guest acknowledges that children or handicapped individuals should not be left unattended near or around the pool. Guest acknowledges the inherent risk in swimming or playing around pool area. Guest shall not run on pool decks, absolutely no diving is safe or allowed in pool and no glassware or other breakables shall be used in or near to pool. In the event that glass is broken and portions thereof go into the pool, the pool will need to be drained, cleaned and refilled at guest sole cost and expense. Guest hereby assumes all responsibility for Guest safe use of the pool and pool area. Pool hours 8:00am-8:00pm.

- Please note while we love pets, we are unable to accommodate them on property.(NO pets allowed in property).
- Guest agrees to only use air conditioning as needed and to keep all doors and windows closed at such times as air conditioning is being used so as to save electricity and maximize cooling. Guest shall turn off A/C when leaving the property.

-Owner shall not be responsible for damage to, or theft or other loss of guest personal belongings (including cash) which are brought to the Premises.

-We reserve the right to enter and inspect the premises at any reasonable time for any purpose, including but not limited to repairs, maintenance, inspection, improvements to the unit or attending to an emergency. Management will provide 1 hour notice to guest by phone or email, except in case of an emergency when no notice is required.

- Children and infants are allowed, but no special accommodations have been made. We do not supply crib, security gates or other special child/infant accommodations. Children must be under adult supervision AT ALL TIMES, especially around the pool.
